PortfolioGaps sells administrative portfolio checks: a report and related files that flag missing or out-of-date paperwork relevant to English private rented property registration.
Reports are based on data you supply and on public energy certificate data. They are indicative. You remain responsible for registration, compliance decisions, and confirming documents with the originals. If you need legal advice, instruct a solicitor.
You confirm you have the right to send us the portfolio data (including landlord details if included). Do not send special category data or unnecessary personal data about tenants.
Typical turnaround is 5 working days after we have a usable property list. Delivery is by email. Larger or messy exports may take longer; we will say so before starting paid work.
Paid audits are due before or on delivery unless agreed otherwise. Because the work is custom, refunds are only offered if we fail to deliver the agreed report. Free promotional audits are unpaid and may be limited or withdrawn.
To the extent allowed by law, our liability for any claim related to a report is limited to the amount you paid for that report. We are not liable for fines, missed deadlines, or losses from decisions made using the report.
